Job Description:

Director Construction Services Reporting to the Director of Project Managers, this position helps to support the Director of Project Management in the successful completion of each project.- Attend the project kick-off meeting, which takes place within one week of the official booking notice from sales.- Read and understand all the project estimates, bid proposals, qualifications, inclusions, exclusions, and alternates.- Read and understand all the project specifications and drawings- Read and understand all project standard procedures- Schedule the drafting kick-off meeting within two weeks of the official Kick-off meeting. Make sure drafter attends this meeting.- Ensure RFI #1 (design criteria) is sent and track its progress through completion. Pull RFI #1 from the Sales/Contract/Engineering/Design Criteria Notes folder.- Work with the sales team to execute an accurate, quality contract. Utilize the contract shared review process.- Execute a timely Walters and Wolf subcontract for all subcontractors. Include all pertinent specifications, documents and a schedule for the subcontractor's work. Review and approve all subcontractor billings.- Attend all required project meetings with the contractor.- Develop a fully resourced, detailed project schedule for each of your projects. This happens within 1 week of the project kick-off meeting.- Update your project schedule weekly to reflect all project changes.- Create and maintain a realistic project projection for all anticipated costs. Update any changes to the projections as they occur.- Set aside the first four hours of each Friday morning to do your planning. Update all schedules, projections, purchase orders, transmittals, change order quotes and the information approval log.- Update 1 week look ahead from current week by highlighting completed tasks and print out 1 week look ahead for upcoming week.- Attend the Friday project meeting in our office.- Review and coordinate all shop drawings. Ensure compliance with the estimate, other subcontractors, our precast group and all other affected trades- Schedule and facilitate the 80% drawing review to get feedback from your internal team.- Schedule and facilitate the pre-takeoff meeting. This happens the week prior to your metal takeoff.- Review and coordinate with drafting Walters and Wolf Jumpstart structural calculations and our external engineer's calculations.- Update monthly billings on each project.- Make all required submittals as indicated in the project specifications.- Using the portal, initiate all transmittals, submittals, RFI's and change order quotes. Submit our \"information approval log\" to the customer every Friday.- Check all material takeoffs using our standard procedures. Each takeoff is to be checked to ensure accuracy prior to placing the order.- Hold the labor monitor meeting to aid in creating realistic goals for our shop and field.- Coordinate and communicate all project needs and schedules with all other departments (shop, field, sales, purchasing, drafting, jumpstart and takeoff)- Visit jobsite at least once a week and complete 2 week look ahead on standard format with field foreman.- Create and monitor all \"To-Go\" list procedures and schedules. To-Go lists start at approx. 80% of job completion.- Conduct post project review meeting and help document all findings on the Wiki site for others to learn from.A project manager at Walters and Wolf is the team leader for each project. This includes building a team of drafting, takeoff, purchasing, shop and field personnel and ensuring they understand the time and budget constraints of their tasks. This also includes facilitating and helping each team successfully monitor and review all aspects of the project during its lifetime.Walters and Wolf is a customer-oriented company.
