DescriptionESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Ensure the day-to-day operations of the facility(ies) or
campus, including custodial, life-safety, engineering, site
services, and general maintenance, are implemented and carried out
in a manner consistent with C&W policies and client
directives.
- Manage all contracts to ensure they are reviewed regularly and
bid out as required; verify invoice accuracy.
- Supervise maintenance programs related to the interior and
exterior conditions and appearance of properties.
- Respond promptly to requests from tenants and occupants,
overseeing contract programs to address needs and resolve problems
efficiently, in line with contract scope and SLAs.
- Complete site-specific documentation and reports accurately and
timely, including manuals, logs, reports, and certificates.
- Prepare, review, and approve budgets, financial reports,
contracts, expenditures, and purchase orders.
- Coordinate the preparation of the annual budget, quarterly
reforecast, and business plans.
- Assist in developing capital budgets and long-term maintenance
and improvement plans.
- Analyze and report statistical data to assess management
objectives.
- Hire, train, motivate staff, and conduct performance
evaluations.
- Familiar with management contracts and all requirements.
- Monitor tenant and vendor compliance with insurance and
coordinate claims.KEY COMPETENCIES

- Financial ManagementEducation and Experience--- Bachelor's
degree in Facilities Management, Real Estate, Project Management,
or Business Administration.--- 5-7 years of experience in
commercial high-rise, campus, or property management.--- Experience
in leasing, construction, engineering, and property operations
preferred.--- Knowledge of critical system environments and cost
reduction programs preferred.--- CMMS/Work Order Management
experience preferred.Additional Qualifications--- Industry
certifications such as CFM, IFMA, BOMA recommended.--- Ability to
read blueprints and understand management contracts.--- Proficient
in Microsoft Office and financial systems.--- Knowledge of Building
Management Systems.Work Environment & Physical DemandsOffice
environment; travel may be required. Physical demands include
communication, operating office equipment, and movement within the
