JOB SUMMARY: A premier fast growing private real estate investment and operating company is looking for an Associate Project Manager, Construction with a can-do attitude to join the construction management team. The Company's portfolio is comprised of trophy multifamily and retail properties in the City of San Francisco and surrounding Bay Area. The Company is a team of energetic, committed and experienced professionals that always strive for excellence and outstanding services for our clients. The Associate Construction Project Manager will focus on apartment unit renovations/conversions and other capital improvements typical to mixed-use multi-family assets. To succeed in the role, the candidate must be self-motivated, ambitious, organized, and have strong time management skills and a sense of urgency for critical deadlines. We are looking for a candidate who has the ability to work independently and as a member of project teams. ESSENTIAL DUTIES & RESPONSIBILITIES Organize various meetings with internal team member and external GCs and Vendors. Monitor and track the progress of the projects and maintain all the relevant work details in the company's various software platforms Prepare memos and maintain all work according to project schedule Documents all project deliverables and prepare appropriate schedule and provide estimates on all costs and oversee quality and timeliness of work. Prepare schedule for overall building improvement projects and administer all financial aspects of the projects. Participate in all weekly meetings and monitor all activities of contractors and maintain professional relationships with all contractors and vendors. Understand a project's scope and create documents per the project requirements in accordance with company requirements Monitor projects on a regular basis, evaluating progress and quality, and managing issue resolution process and ensure GCs and other vendors are following all job site and company house rules. Ensure corrective actions are taken for violations of company policy Maintain the quality of all project documents to assure the integrity of a project Manage the project estimating activities Adhere to standardized format guidelines Respond to Requests for Information from vendors Review all Change Order requests Bid projects to qualified vendors and complete the competitive bid analysis Essential Skills Required Excellent project management skills Construction background required Ability to manage multiple projects under deadlines Excellent critical thinking and problem-solving skills Tech savvy with ability to understand and operate multiple web apps and proficient in various software platforms including Microsoft Word and Excel Should have an ability to work under pressure and complete the project by the given deadlines Should have an ability to establish healthy working relationship within the organization and outside vendors Should have excellent planning and organizing skills Should exhibit exceptional time management skills and have an eye for detail QUALIFICATIONS Bachelor's degree or equivalent work experience is preferred High degree of initiative and self-motivation; strong problem-solving skills Experience managing multiple projects with a variety of General Contractors and other vendors Ability to anticipate change and consistently meet deadlines in dynamic environment Ability to travel within the Bay Area to visit sites and projects under construction Smartsheet, HappyCo, Yardi or Salesforce experience a plus Employment Type: Full Time Years Experience: 1 - 3 years Bonus/Commission: No
