Job Description:
The NAM Retail branch network includes -670 branches as well as
stand-alone ATM sites and other locations and has as annual expense
budget of -$400MM over 3.8M square feet. -The West portfolio
consists of 283 branches comprising 1.6MM square feet.The Retail
Senior Asset Manager will report to the Head of NAM Retail Asset
Management and will collaborate with the US Personal Banking and
Wealth team to drive the strategy and execution of the retail
branch network to lead the next generation of digital banking.
-This role will be accountable for delivering world-class retail
real estate and optimize costs that support the activities of the
Global Personal Banking business. In addition, this role will be
responsible for all p&l oversight related to the designated
branch network, the overall management of the client relationship,
and directing the operations according to strategies developed by
senior management and the retail head.Responsibilities:
- Together with the Head of NAM Retail Asset Management and
Function partners, manage the relationship with the US Personal
Banking and Wealth leadership and Area Directors for the designated
territory. -
- Full P&L responsibility for the NAM Retail West portfolio.
Coordinate with functions and Finance to prepare and manage annual
and multi-year budgets with focus on identifying Risks and
Opportunities across all expense lines (rent, operating expense,
energy, depreciation, overhead).
- Ensure compliance with Citigroup's CRS Operating policies and
procedures, Health, and Environmental standards, and with all
related local regulations. -
- Monitoring compliance with statutory national, regional, and
local authority regulations in connection with the FM discipline.
Verifying records and reports are maintained as required.
- Directly manage and mentor a team of assets managers covering
the West retail portfolio.
- Apply in-depth knowledge of business, financial controls,
operational functions, and technology to set the strategic
direction for the retail portfolio. -
- Coordinate with other CLRS (Citi Location & Realty Services)
functions: Design & Construction, Transactions, FM, Finance, Lease
Administration & Business Evaluation to execute business approved
strategies. -Demonstrate ownership and accountability for project
timelines and deliverables. -Proactively address any impediments to
agreed upon objectives. -
- Oversight and partnership with outsourced Facilities Management
to assure our facilities are Safe, Productive, Appealing, and
Cost-Effective ('SPACE') and all initiatives for retail are
budgeted and executed according to business needs and brand
guidelines. -Ensure FM's timely and coordinated response to
operational and environmental risks (natural disasters, local
emergencies, etc.). -
- Monitor building operations and approve expense requests, as
appropriate. -
- Manage the sustainability strategy in support of Citi's Net
Zero commitment and ensure the best practices for green building in
construction projects in collaboration with Operations and Design &
Construction teams.
- Employing continuous improvement techniques to work toward
minimizing/eliminating health, safety and environmental risks to
staff, clients, and contractors as well as to premises and
assets.
- Oversight of monthly reporting of key metrics, updates, and
items for management attention in partnership with Functions
heads.
- Ensure adherence to Citi's compliance and control framework,

Skills/Qualifications:--- - - -Minimum of 10+ years of strategic
real estate/property management/asset management experience,
preferably in the financial services industry including some
experience managing a retail portfolio.--- - - -Strong
organizational and communication skills experience communicating
with all levels of management and relating complex information
clearly and succinctly.--- - - -Proven leadership skills and
ability to collaborate with business clients, internal CRS
partners, other Citi service providers, landlords, brokers, and
other third-party service providers.--- - - -Strong analytical and
problem-solving skills.--- - - -Track record of effectively
managing operational risk and ensuring compliance with organization
policy and procedures.--- - - -Solid understanding of accounting
and finance, including GAAP.--- - - -Ability to drive results with
sensitivity to meeting tight timelines and cost objectives.--- - -
-Adaptable to dynamic corporate environment and a dynamic real
estate market.--- - - -Ability to travel (sometimes last minute) to
attend to issues in the portfolio.--- - - -Bachelor's degree
required. Industry certification desired. ---- - - -Proficient in
